HOW DO I PAY MY DUES?
Dues are paid quarterly (Jan/Apr/Jul/Oct) and are due on the first day of the requisite month.
To view your account and check your balance, please go to the C&S Management homeowner’s site at cscmsi.com/lakeside-preserve.
If you do not have your account number and password, please reach out to Alexia Gamundi @ agamundi@cscmsi.com or phone# 941-377-3419 ext 105.
The easiest way is to set up an automatic draft, please reach out to Alexia as well for assistance.
For those not on automatic draft, coupon books are provided by the bank and mailed out at the end of each year. Coupon books are processed by the bank. Individual residents do not need to order a coupon book. If the bank fails to provide a coupon book you can pay your dues without an accompanying coupon. Mail your check to the address below. Be sure to include your account number.
Mail your check to:

WHO IS ON THE ARCHITECTURAL CONTROL COMMITTEE (ACC) AND HOW DO I CONTACT THEM.
Members of the committee are volunteers from the community. Therefore, the participants change from time to time. Questions regarding exterior changes, improvements, upgrades, etc. should be directed to Alexia Gamundi @ agamundi@cscmsi.com or phone# 941-377-3419 ext 105.
HOW DO I SUBMIT A REQUEST/DESIGN FOR APPROVAL BY THE ACC?
The Architectural Modification Request form is available for downloading under the DOCUMENTS tab. This form must be filled out in it’s entirety for ALL exterior modifications. The form must include all requested descriptions, diagrams, colors, attachments etc. Failure to complete the form completely will cause delays in the approval process.
A detailed explanation of the process is contained in the Community Standards Revised 2013 which is required to be provided to all homeowners at the close of purchase. If you do not have these documents you may contact your closing company and/or download them from this site under the tab for DOCUMENTS.
WHAT COLORS CAN OUR HOMES BE PAINTED?
The available colors can be found in the Lakeside Preserve paint booklet from Sherwin Williams.
WHEN WILL WE SEE UPDATES TO THE DRC AND COMMUNITY STANDARDS REVISED 2013 THAT WERE DISCUSSED AT THE 2026 ANNUAL MEETING?
A Procedural Review Committee has been established. This group of residents are going through both of these documents to update the current standards and add new items that have been requested by the community. The plan is to have us more in line with current modifications that have become the norm in neighborhoods our size.
This will be a very lengthy process as the 2 documents are over 150 pages combined. The hope is to have this done over the next 9-12 months.
IS PARKING ALLOWED ON THE STREET?
All streets within the Lakeside Preserve Community are regulated by Manatee County and subject to the county’s traffic ordinances. Traffic regulations are enforced by the Manatee Sheriff’s Department. HOA rules governing vehicle, parking, and maintenance standards are contained under Article XV of the Community Standards Revised 2013 available under the DOCUMENTS tab.
WHAT ARE THE TRASH PICKUP DAYS?
Garbage/Recycling/Yard Waste is picked up once weekly on Friday. In the event that a preceding day is a holiday the collection day will be Saturday.
Garbage and recycle containers may not be placed outside for pick up earlier than 6 pm the night before and empty containers shall be removed from sight the same day as pick up. All food refuse shall be placed in a covered receptacle to avoid attack from animals.
Trash may not be accumulated or stored on the exterior of the home and open burning of garbage and other refuse is not permitted. Garbage and Recycling receptacles are retrieved by mechanical arms that requires additional space for operation.
For information pertaining to rules governing trash collection please refer to the Community Standards Revised 2013 available under the DOCUMENTS tab.
IS FISHING ALLOWED IN THE PONDS?
The lakes within our community are currently not stocked with fish, however, native fish species exist. Fishing is allowed, but restricted to residents and their guests only.
WHAT IS THE LOCAL POLICING AUTHORITY?
Police services are provided by the Manatee Sheriff’s Department. Contact information for all Emergency Services Providers can be found under the COMMUNITY tab.
