We as a board are putting many hours into a job that should be fun, we are finding that many of the committees that need to be filled are vacant and the board has had to step up and perform these functions. The committees that are vacant are: Covenant enforcement Committee, and the Community Spirit Committee. The description of the different committees are on page 8 of your community hand book. If you are interested in filling one of the seats, we will not fail you, we will help you every step of the way. We need 3 people for the CEC committee and 2 people for the CSC Committee. Lakeside Preserve is a deed-restricted community subject to the rules and regulations set forth in the DCCRs and Community Standards Revised 2013, agreed to and provided to every owner at the close of purchase. These documents are also attached to this website for your perusal.
These By-Laws are enforced by the Home Owners Association’s Board of Directors elected by the community’s residents. Any home owner in good standing is eligible to be elected to the Board of Directors.
Many communities in Florida follow this neighborhood model as one method of protecting the value of their home and providing a commonly accepted quality of life for all.
The Lakeside Preserve Homeowners’ Association elects five (5) members to be the Board of Directors for the Association. The Board works with homeowners, renters, vendors and a licensed management company. Our management company, Avatar Property Management Group, Inc., provides professional property management services including vendor management, violations enforcement, accounting and financial management, physical maintenance oversight, property management and administrative services.
The Board of Directors meets monthly to discuss and develop plans on issues that impact the community at large. All homeowners are invited to attend each meeting to better understand the challenges affecting the community and to make their opinions known on these or other related matters. Meetings are listed on this website. Signs serve as a reminder notice and are placed at all community access and egress locations 48 hours in advance of the meeting.
HOME OWNERS ASSOCIATION (HOA)
Residents who serve on the Board of Directors and various committees (see below) are volunteers who share their time, energy and enthusiasm to keep the community running smoothly, efficiently and looking great. The HOA’s chief objectives are 1. Protect home values, and 2. Enhance the quality of life for all residents by creating a heightened sense of harmony, safety and cooperation.
BOARD OF DIRECTORS
The Board of Directors is responsible for the administration of the Association. They have the authority to make and amend rules, adopt policy, adopt budgets, assess and collect assessments, hire and fire personnel, appoint committees, purchase insurance and enter into contracts on behalf of the Association. The Board is also responsible for enforcing the DCCR’s and all rules and policies of the association.
Lakeside Preserve Board of Directors Meeting Schedule:
Meetings are open and all homeowners and residentsare welcome to attend and participate fully. Announcement signs are posted at all community access/egress points a minimum of 48 hours prior.
COMMITTEES
ACC Committee
Architectural Control Committee – This committee is responsible for reviewing all Architectural Modification Requests made by residents for improvements to the exterior of the home or lot. The committee will also review Architectural Guidelines and recommend changes and/or additions to the Board for adoption.
CEC Committee
Covenants Enforcement Committee – This is the hearing tribunal for the Association and has the authority to fine members for non-compliance with the CCRs and rules of the Association. They also advise the Board on needed clarifications to existing rules or restrictions and may recommend additional rules or document amendments for consideration by the Board.
NHC Committee
Neighborhood Hospitality Committee – The purpose of this committee will be to foster a sense of community within Lakeside Preserve. This may be accomplished through communications (newsletter and website) and community wide events such as holiday parties, community garage sales, block parties, contests, etc.. The committee may also review safety issues within the community and make recommendations to the Board.
Budget Committee
This committee reviews current and past budgets, operating statements and trending financial issues. After working with various other committee chairpersons the committee works with the management company and makes recommendations to the Board for future budgets.
Lakes/Ponds Committee
Monitors the conditions of all community water resources and reports findings to the Board of Directors for potential action. Interacts with local vendors to assure the health of each pond, garnering advice as to proper care and maintenance.
Landscape Committee
Monitors the conditions of the community landscaping provides direction to the landscape maintenance vendor to assure the proper care and continual upkeep of all grass, trees and shrubbery to maintain a healthy and manicured appearance. Monitors appropriate use of irrigation system in accordance with established community standards. Reports issues and infractions to the Board of Directors for potential action.
SEMI-ANNUAL YARD SALE
In accordance with Community Standards yard/garage sales are limited to twice a year on designated date and time. The HOA posts directional signs at all community access and egress points the Friday evening before the event and removes them the following morning.
